After two decades with little residential growth, Rancho Cordova is bracing for a future surge.

Although Rancho Cordova has just 53,000 residents today, officials are planning for an expansion boosting the city to a population of 350,000. Today there are as many renters as homeowners … but that will change. Some 40,000 new homes are planned, or under construction, just in the vast open areas of the city’s southeast sector. Stores, offices and schools will follow. Homes have gotten more expensive … fueled in part by an average of $88,000 in fees assessed on each new dwelling. City officials say the high fees help pay for road improvements and parks.
